HVAC (Zones/Floor)
Heating is provided by multiple boilers and cooling is supplied by chillers and a cooling tower system. A typical perimeter floor has approx. 30 HVAC zones. The HVAC systems are controlled by a building automation system with remote access capability.

LIFE SAFETY SYSTEMS
Aboveground floors are equipped with a wet sprinkler/standpipe system and underground levels with a dry system. Each building contains two separate exit stairs accessible from each floor. At each exit on every floor, there is a manual pull station, emergency telephone and a fire hose cabinet with a fire extinguisher. Exit luminaries are installed throughout each building. Each building has a dedicated emergency diesel generator that powers lighting and other essential equipment in the event of an outage. The fire detection system has a voice communication capability. All 4 chiller rooms are equipped with refrigerant leak detection systems interlocked with exhaust fans. There is a CO detection system in the underground parking garage at 1 Robert Speck Parkway. Ventilation is provided by exhaust fans at the other 3 buildings.
SECURITY SYSTEM
24 hour security desk and guard patrol with numerous closed circuit cameras monitoring entry points and public areas
AFTER HOURS SYSTEM
The complex is equipped with a diebold card access system that is controlled and managed in-house. A 24/7 Security Command Centre is situated at 1 Robert Speck Parkway with camera surveillance screens running 24/7.
